Scott D. Kriss Esq.

Attorney Kriss was born and raised in Rhode Island‚ conducted his undergraduate studies in Maine‚ and earned his law degree in Connecticut. The son of two small business owners‚ Attorney Kriss brings that same hardworking dedication to his practice. He has brought Kriss Law/Atlantic from a small local operation to one of the most recognized property conveyancing firms on the east coast. Operating under the credo that “no call ever goes unreturned‚” Attorney Kriss has served as a contributor to Mortgage Originator Magazine, been named one of the industry’s top 40 to watch, and has led Kriss Law/Atlantic to consecutive awards as Banker and Tradesman’s top regional closing firm.

Scott M. Taylor‚ Esq.

Raised in Newton‚ Massachusetts‚ Attorney Taylor joined Kriss Law/Atlantic in 2008 and became a partner in 2015. Attorney Taylor graduated with honors from Lehigh University in 2002 and Suffolk University School Of Law in 2006. Attorney Taylor focuses on general real estate and land title matters‚ including representing buyers and sellers in purchase and sale negotiations‚ as well as representing lenders in residential real estate closings.

David Cuttler‚ Esq.

Originally from Montreal‚ Canada‚ Attorney Cuttler received his degree in Social Sciences from Marianopolis College in 1996 then went on to obtain a BA in psychology from Concordia University where he graduated Summa Cum Laude in 2000. Attorney Cuttler continued his studies at New England School of Law in Boston, focusing in the area of real estate law. He graduated with Dean’s List honors in 2005 and was admitted to the Massachusetts Bar that same year. He served as counsel with Barbera & Shargel LLP in their real estate department prior to merging with Kriss Law/Atlantic in 2008. Attorney Cuttler serves as a senior attorney specializing in buyer and seller representation and real estate closings. David was named a partner of the firm in 2015.

Susan Makin

Susan has successfully led all Kriss Law/Atlantic operations for nearly a decade. With an unparalleled wealth of knowledge and unmatched attention to detail, our entire firm enjoys working with Susan on a daily basis. From hiring the most talented staff in the industry to jumping into files when she is needed, Susan is always available for Kriss Law/Atlantic employees and clients. A graduate of Saint Anselm College, in her free time Susan enjoys spending time with her husband and dog.

Chris Morton, Esq.

Attorney Morton has been with the Kriss Law/Atlantic since May of 2005. Born and raised in Westbrook‚ Maine, he is a 1994 graduate of the New England School of Law. Attorney Morton is senior title counsel at Kriss Law/Atlantic, and specializes in the representation of mortgage lenders‚ buyers and sellers in real estate acquisitions and financing.

David Parker, Esq.

Attorney Parker is a well-respected attorney in Montgomery County, MD. He has been practicing in the area of real estate law since 1985.  David was the founding President of Village Settlements, Inc., which following its acquisition by Atlantic Closing & Escrow, has offices in Gaithersburg, Greenbelt and Frederick, MD.

In addition to residential real estate settlements, David specializes in completing complex commercial transactions. Attorney Parker is highly visible in the industry as an author and lecturer on real estate related issues.  As an educator, he leads continuing education courses for real estate agents and brokers. His columns have appeared regularly in local newspapers, magazines and newsletters. He also co-authored the book “Real Estate Practice in DC, Maryland and Virginia.”

David received his J.D. from the William and Mary School of Law, where he was the winner of the William and Mary Negotiating Competition and runner-up at the United States Eastern Regional Negotiating Competition.  He also won the prestigious American Jurisprudence Awards in Contracts and Criminal Law.

Attorney Parker received his B.A., Magna Cum Laude, with distinction in political science from James Madison University. His professional affiliations include the Maryland State, Montgomery County and the American Bar Associations.

Mark Simon, Esq.

Attorney Simon joined Village Settlements after serving the real estate community for ten years as a real estate agent and office sales manager.  He is based in the Gaithersburg office. As an experienced contract drafter and negotiator, Attorney Simon is available to assist agents and clients with contract drafting and review, complex commercial real estate settlements, and other real estate matters. His experience as an arbitrator on the Professional Standards Committee of the Montgomery County Association of Realtors is invaluable in assisting agents with issues related to procuring cause and interpretation of the rules of ethics.

Mark received his B.A. from Denison University, earned his J.D. from The University of Baltimore, Cum Laude, and won the prestigious American Jurisprudence Awards in Contracts and Real Property Law.

In addition to being admitted to practice law in the State of Maryland, Attorney Simon is also a licensed real estate broker and a member of the National, Maryland, and Greater Capital Area Association of Realtors. He is also a member of the Maryland State and Montgomery County Bar Associations.

Jennifer Coulson

Jennifer served as Controller of Village Settlements from 2003 until the company’s acquisition in 2023. As a result of her vast experience, she was named Kriss Law/Atlantic’s Vice President of Finance shortly thereafter.

Ms. Coulson is instrumental in the management of the multitude of financial transactions that are so integrally related to the real estate settlement process. In such capacity, along with her team, she interfaces on a daily basis with all of the banks and financial institutions with whom we do business.

Jennifer is a CPA, a member of the AICPA (American Institute of Certified Public Accountants), and participates in the MACPA (Maryland Association of Certified Public Accountants).

Jennifer and her family reside in a community near the company’s Gaithersburg office.

Ms. Coulson has a BSBA from the University of Delaware and an MBA from the University of Maryland.

Beverly Goodwin

A lifelong resident of Waltham, Massachusetts, Beverly joined Kriss Law/Atlantic over a decade ago following a nearly thirty year stint as a Commonwealth of Massachusetts State Manager. As Office & Facilities Manager, she works closely with all departments to see that our internal needs are met on a day-to-day basis.

Danielle Hill

Danielle grew up in Pennsylvania and graduated from Shippensburg University in 2006. She relocated to Massachusetts in 2008 to attend Suffolk University, where she graduated in 2009 with a second bachelor’s degree in paralegal studies. Danielle joined Kriss Law/Atlantic in 2009 and took over both our Funding and Disbursement Departments shortly thereafter. Through a keen attention to detail and an eye for efficiency, Danielle has streamlined many of our processes to create checkpoints for quality control while maintaining our focus on providing excellent customer service throughout the entire transaction. In 2023, Danielle’s role changed when she was named Director of Compliance and Financial Operations. In her new role, Ms. Hill and her team ensure that all of the firm’s operations, financial and otherwise, are 100% compliant.

Elish Raniowski

A Pennsylvania native, Ms. Raniowski is a Bryant University graduate who after three decades as a retail manager made the move to the human resource sphere. Elish’s HR work has ranged from companies specializing in manufacturing, medical, and legal. At Kriss Law/Atlantic, Ms. Raniowski’s extensive background in management, employee relations, payroll and benefits, as well as compliance, are put to good use. Outside of the office Elish enjoys cooking and gathering with family and friends.

Monica Yancey

Monica grew up in Wellesley, MA and is a graduate of the University of Massachusetts, Amherst. Now residing in Boston with her family, Ms. Yancey has over 15 years of residential real estate paralegal experience. Monica initially joined Kriss Law /Atlantic in 2004 and after a brief hiatus made a return. She provides daily management, support, and overflow coverage to the paralegal team.

Marlo O’Connor

A Maine native, Marlo O’Connor has spent the better part of a decade as one of the leaders of the Kriss Law/Atlantic closing department. Always known for her ability to handle great volume and multi-task, Ms. O’Connor works with our entire closing team to make sure all files are completed in a timely and organized fashion. Marlo resides in Waltham with her husband and two daughters and enjoys coaching youth soccer.

Brian Carroll

Brian grew up in Canton, MA and joined Kriss Law/Atlantic in 2014. Mr. Carroll is a graduate of the University of New Hampshire. Brian’s primary role at Kriss Law/Atlantic is the management of over 20 legal assistants. He makes sure their title production and file management are up to his high standards. Prior to joining Kriss Law/Atlantic, Mr. Carroll was a title examiner.

Bells Parlato

A lifelong resident of Massachusetts, Bells graduated from the University of Massachusetts Amherst in 2015 with a degree in English and minors in both Biology and Natural Resources Conservation. She ventured into various types of law before settling on real estate when joining Kriss Law/Atlantic in 2019. Best known around the office for her tenacity and strict attention to detail, she works daily to insure all transactions make it to closing without a hitch. Outside of work, Bells enjoys cooking, Cape weekends and occasionally playing Ultimate Frisbee.

Nicole Noone

Nicole is a Braintree, MA native and continues to reside in the Boston suburb today. A graduate of the University of Massachusetts Dartmouth, Ms. Noone is a veteran of the Kriss Law/Atlantic Post Closing Department and earned a promotion to her current position in 2018. Known in the office for her strict attention to detail, she and her team work tirelessly to keep Kriss Law/Atlantic clients happy following the conclusion of a closing transaction. Responsible for everything from post closing to recording, Nicole is an animal lover who enjoys hiking with her dog and horseback riding.

Jim Gowetski

Jim joined Kriss Law/Atlantic in 2018 after graduating from the University of Vermont. A Needham, MA native, Jim and his team work hard to insure that all closing packages and signed documents are returned to the appropriate parties in a timely and accurate manner. Outside of the office, Mr. Gowetski enjoys sports and nature.

Lianne Lessard

In just her second year with the firm, Ms. Lessard was promoted to our junior management team. A lifelong Bostonian, Lianne specializes in post closing remittance and problem solving. Known around the firm as a great leader, in her spare time, Lianne enjoys watching the Bruins, the UFC, and traveling.

Rahul Aggarwal, Esq.

Raised in Burlington, Massachusetts, Attorney Aggarwal earned his undergraduate degree from Brandeis University and his juris doctor from the Suffolk University School of Law. After working for a prominent local lender, Rahul honed his conveyancing skills at smaller law firms before joining Kriss Law/Atlantic. Here at Kriss Law/Atlantic, Attorney Aggarwal focuses his efforts on providing the best service possible to his buyer, seller, and lender clients.

Liana Arvay, Esq.

Liana Arvay is a Kriss Law/Atlantic senior associate practicing in all aspects of real estate conveyancing. She has represented buyers, sellers and lenders alike in hundreds of seamless transactions throughout her career and works diligently to ensure her customers are satisfied. A graduate of the New England School of Law, Liana is a New York City transplant who landed in Boston in 2008. She is licensed in both Massachusetts and New York and specializes in first time home buyers, examining and clearing titles, and landlord-tenant relations. In 2017, Liana was promoted to manager of the firm’s title curative department.

Christopher DeLisi, Esq.

Attorney DeLisi  manages the company’s Frederick, MD office. He received his B.A. from St. Mary’s College of MD where he played basketball and is one of the school’s  all-time leading scorers. In addition, Christopher is a Cum Laude graduate of Penn State’s Dickinson School of Law.

Attorney DeLisi concentrates his practice in the areas of real estate law and contracts. He has served on the Board of Directors and legal counsel to the Gaithersburg/Germantown Chamber of Commerce and has been named to the Board of Directors of Housing Charities, Inc. He is a member of the American Bar Association.

Larissa Demirs, Esq.

Attorney Demirs graduated Cum Laude from Suffolk University Law School in 2003 and was admitted to the Massachusetts Bar the same year. Originally from Russia and fluent in the  language, she received her BA and Master’s Degrees with high honors from Ryazan State Pedagogical University. Larissa brings her extensive real estate background to the firm, after spending almost a decade representing buyers and sellers as a broker with a prominent international real estate brokerage.

Anna Dziadosz

Born and raised in Connecticut, Attorney Dziadosz is a 2011 graduate of the Florida Coastal School of Law and a 2006 graduate of George Washington University.  Anna is licensed to practice in Connecticut and Florida and is fluent in Polish.  Prior to joining Kriss Law/Atlantic, Attorney Dziadosz was a solo practitioner and federal government attorney.  She has experience representing buyers, sellers, and lenders in the purchase, sale, and refinance of residential real property.  With her attention to detail and enthusiastic approach to both life and work, Attorney Dziadosz provides an exceptional client experience.

Amanda Florek, Esq.

Attorney Florek is a ten plus year veteran of the conveyancing industry. A graduate of the University of Massachusetts and the Suffolk University School of Law, Amanda has a tremendous client base comprised of some of the most prominent lenders and Realtors in New England. Attorney Florek is known for her great knowledge, superior attention to detail, and expertise in handling even the most complex closing issues.

Cory Fox, Esq.

Attorney Fox has been practicing law since 2009, with a particular focus on residential real estate transactions. Prior to joining Kriss Law/Atlantic, Cory worked as an attorney with the law firm of Rollins, Rollins and Fox in Newton, MA. Originally from Westwood, MA, attorney Fox is a graduate of Westfield State University and the New England School of Law.

Frank Goldenberg, Esq.

Attorney Goldenberg concentrates his practice on handling settlements in MD and the District of Columbia. A wealth of knowledge, he also assists with contract preparation and review, deeds, title issues. and other real estate related matters.

Frank graduated with high honors from the University of Maryland Robert H. Smith School of Business and earned his JD from the University of Baltimore School of Law.

Frank resides in Gaithersburg, MD with his wife Barbara. They have 2 children and 5 grandchildren. Frank is an avid skier, golfer, and Maryland Terps supporter.

David Hahn, Esq.

Attorney Hahn manages the company’s Greenbelt, MD office. He has extensive experience in all aspects of residential real estate transactions from contract drafting and negotiation to settlement, as well as landlord/tenant law, foreclosure, business law, bankruptcy, and Will drafting.

Mr. Hahn received his B.S. in mechanical engineering from the University of Maryland and his J.D. from the University of Baltimore. Prior to attending law school, David worked for an engineering company building heat exchange equipment for space flight on board rockets, satellites and the space shuttle.

Mr. Hahn is licensed to practice law in the State of Maryland and is a member of the American and Maryland State Bar Associations.

He resides in Olney, MD with his wife and daughter and is an active member of the Lions Club.

Ben Hollander, Esq.

Attorney Hollander is a graduate of George Washington University and Quinnipiac University School of Law.  He has been in private practice since 1999 in Connecticut specializing in transactional matters including representation of buyers, sellers, and lenders. Attorney Hollander’s practice has also included his appointment as a Special Public Defender.

Michael Hollman, Esq.

Attorney Hollman has been practicing  in the areas of real estate and bankruptcy since 1986. He specializes in the resolution of any settlement related issues that arise in these highly technical areas of law. In addition, Michael handles complex real estate transactions, including bankruptcy, and foreclosure and short sale issues that intersect with real estate settlement.

Active in the community, Attorney Hollman speaks at seminars and educational programs for many area organizations.

Attorney Hollman received his J.D. from Capital University School of Law and his undergraduate degree from Ohio Wesleyan University. His professional affiliations include the American and Maryland Trial Lawyers Associations, the Maryland Bar Association, the Montgomery County Bar Association, the American Mortgage Bankers Association, and the U.S. District Court Bankruptcy Bar.

Joe Lawson, Esq.

Attorney Lawson has over 15 years of residential and commercial property management experience. A veteran of many zoning matters, complex title disputes, and thousands of closings, Joe works with many of our Rhode Island clients to provide Kriss Law/Atlantic’s legendary service and pricing.

Corey Pelletier, Esq.

Originally from Attleboro, MA, Attorney Pelletier earned his undergraduate degree from Babson College in 1998. After graduation, he owned and operated the Wellesley Bread Company before attending Suffolk University Law School. Attorney Pelletier’s practice focuses on representing buyers and sellers in real estate negotiations and lenders in real estate closings.

Elisavet Pesirides, Esq.

Attorney Pesirides is a graduate of Suffolk University and the Massachusetts School of Law. Aside from traditional attorney functions, Elisavet also acts as our most senior New England client liaison.

Kenneth Russo, Esq.

Raised in Cranston, Rhode Island‚ Attorney Russo pursued his undergraduate studies in Montreal, Quebec, Canada, graduating from McGill University with a B.A. in Humanistic Studies (History and Foreign Languages). He earned his J.D. from the University of Miami School of Law in 1990. He has concentrated his legal work in residential and commercial real estate transactions since 2003, including representation of buyers, sellers and lenders, and has extensive experience in conducting closings. He has been admitted to practice in Florida, Rhode Island, Pennsylvania and Massachusetts and also holds a Real Estate Broker’s license in Massachusetts. Attorney Russo joins Kriss Law/Atlantic to combine his enthusiasm for real estate with his skills in forging new business relationships within the real estate and lending communities in order to further the company’s growth in the Florida marketplace.

Aviv Shamash, Esq.

Attorney Shamash focuses on residential real estate matters. Born and raised in Massachusetts, Attorney Shamash earned his undergraduate degree at the University of Wisconsin-Madison. He then attended Suffolk University Law School where he graduated, Summa Cum Laude, in 2012. Aviv interned at Kriss Law/Atlantic during his law school tenure and became an Associate to the firm shortly thereafter.

Kaitlyn Sheehan, Esq.

A New England native, Attorney Sheehan completed her undergraduate studies at Boston University and graduated from St. Thomas University School of Law. Licensed to practice in Massachusetts, she has conducted real estate closings for 10 years, specializing in buyer and seller representation and title clearing.

At Kriss Law/Atlantic, Kaitlyn works out of the firm’s West Springfield, MA office and services our clientele in the western portion of the Commonwealth.

Kristen Wilson, Esq.

Attorney Wilson was born and raised in Newburyport, Massachusetts. She earned her undergraduate degree in Criminology and Law from Suffolk University. She continued her studies and earned her J.D. from the Massachusetts School of Law. Prior to joining Kriss Law/Atlantic, Attorney Wilson worked at a real estate and bankruptcy firm in Beverly, Massachusetts. Attorney Wilson focuses her practice on representing buyers, sellers, and lenders in Massachusetts.

Leslie Childs

Ms. Childs oversees marketing for all three of the company’s Maryland offices. Leslie is a longtime veteran of  the real estate settlement industry having worked on virtually all aspects of the process. Ms. Childs is responsible for the company’s Maryland client outreach and management.

An active member of GCAAR and the Women’s Council of Realtors, Leslie is also active in the coordination of continuing education programs and classes for real estate license renewal. Ms. Childs was 2011 affiliate of the year of the Greater Capital Area Chapter of the Women’s Council of Realtors. Leslie attended West Virginia Wesleyan College, and is the mother of three beautiful daughters.

Chris Gagney

With a B.A. in business from the University of Vermont and 13 years of title industry experience, Chris’ calling card is the innovative and unadulterated support that he provides to his business partners across the country.

A lifelong Wayland, MA resident, Mr. Gagney possesses unmatched knowledge of the closing process nuances for every jurisdiction. Chris prides himself on providing fast and accurate solutions to any situation presented and is available around the clock to his clients and industry partners.

Away from work, Chris enjoys spending time with his wife and two daughters.

Dan Glaskey

A lifelong New Jersey resident with over 30 years in the real estate industry, Dan’s career has been comprised of stints in residential lending, commercial lending, and title.

Known for his commitment to customer service and attention to detail, at Kriss Law/Atlantic, Dan focuses on forging partnerships and new spheres of business for his lender and Realtor clientele.

Away from work, Mr. Glaskey enjoys going to the beach, boating, fishing, and spending time with his family.

Kelly Kasparian

Born and raised in Massachusetts and a current resident of Burlington, Kelly joined Kriss Law/Atlantic in 2018.  With over 25 years of experience in the residential mortgage/title industry, she is well known by her clients as going the extra mile to get deals to the finish line.

Away from the office, Kelly enjoys playing golf, tennis and spending time with her husband, daughters and her Frenchie, Craig.

David Tiberio

David is a seasoned business development professional with over 30 years of experience in financial services and mortgage banking. Mr.Tiberio’s career includes tenures in finance and mortgage/default servicing at Bank of America, where he also managed the bank’s residential REO portfolio through outsourced vendor relationships.

Since 2007, he has held national sales roles for several mortgage services providers (First American, Avenue 365, LenderLive/Covius) that were primarily focused on title and related product offerings on the default side of the business. Prior to joining Kriss Law/Atlantic, David’s most recent business development role was with Mission Global, a provider of trading and capital markets support services. At Mission Global, target client segments included NQM and private lenders/aggregators, servicers, and distressed funds.

Based in Western New York, David’s interests outside of work include basketball, tennis, pickleball, and spending time with his family. Tiberio is a professional musician as well, and enjoys playing in several bands around the Rochester area.

Ross Tompkins

Ross is a 16-year title and settlement sales representative veteran. In that time, he has worked with attorneys, lenders, national accounts of all kinds, and Realtor partners. Prior to that, Mr. Tompkins served 18 years in wholesale and retail mortgage banking.

A SUNY Orange graduate, Ross is a member and contributor of NAPMW, the Mid-Hudson MBA, and the Dutchess County Association of Realtors.

Away from work, Ross enjoys spending time with his wife and three children.

Sharon Zickendrath

Ms. Zickendrath is a 20-plus year real estate industry veteran. Beginning her career as a processor for a national wholesale lender, she quickly rose the ranks to the position of mortgage sales representative. With this experience in tow, Sharon then transitioned to the title side of the business where she worked for a national provider for more than a decade. Known for her great knowledge and understanding of what it takes to work as a team and how to generate business while maintaining loyal relationships, Sharon travels throughout the country visiting and supporting Kriss Law/Atlantic clientele.

Sharon served as the first female President of the National Association of Hispanic Real Estate Professionals-Providence Chapter, co-chair of the Young Mortgage Professionals, is an active committee member of the Association of Women in Mortgage Banking, and proudly serves as membership director for The Women’s Real Estate Council of Rhode Island. In addition, Ms. Zickendrath is a Rhode Island Mortgage Bankers Association board member.

Originally from New York and raised in California, Sharon resides in Rhode Island with her husband and daughter and is a fluent Spanish speaker.
